This management company does a really poor job managing their units. As a condo owner, I would not trust them to manage my property ever again. I had two units that I had them manage, and both had serious complaints from the renters. I have pictures that the renters took of my units, and I just couldn't believe my eyes when I saw them... I felt sorry for the renters, and couldn't believe that I trusted Triade all along to "clean" my condos and get them rented out. No wonder I had long periods of time when I had no renters, and needless to say, no rental income.

But, I suggest you toget one of the units here that is rented out by the owner. Avoid Triad Management. They are the agents responsible for maintaining and renting the units they manage. They don't go out of their way to keep them in anything other than barely acceptable condition based on my two experiences with them, they are responsive about repairs only if you get pushy. Plan to stop at Costco or WalMart to stock up on cleaning supplies (including a toilet bowl brush) before you check in, because Triad won't have the unit stocked with anything except a roll of TP in each bathroom.

So, Kona Sea Ridge is a pretty nice location, gated, parking for 2 vehicles and is blissfuly quiet. There is a small shallow pool (not adequate for swimming laps), a hot tub and a decent exercise room open from 9 am to about 10 pm.

However, when I returned in October 2011 I found the unit to be without any cleaning supplies or amenities at all. In fact, there was basically nothing more than a roll of TP in each bathroom, one trash bag in the wastebasket and a small bottle of dishwashing soap. Along with a number of broken blinds, a busted screen, an inoperative a/c in the master bedroom (never repaired even after 3 months).

There were few cleaning supplies available and a smattering of spices in the kitchen. Enough to get by for a few days before going shopping. I later discovered that these had been left by the previous tenant.

The furniture was in average to poor condition. The cambric dust covers on the bottoms of the box springs for 4 mattresses were all disintegrating onto the floor. The linens were old and threadbare, the master BR pillows so worn we bought new ones.

I contacted Triad about the missing supplies and expressed my displeasure considering the place had been reasonably well stocked the year before. Triad took it upon themselves to bring over a small bag of supplies the next day -- TP, paper towels a few bars of soap (the kind you find in a hotel) and some trash bags. Later they charged me $25 for this "service" even though I never asked them to go shopping for me. That's when I realized that the supplies I'd found in 2010 had been left by the previous tenant and not thoughtfully provided by Triad.

Utilities were not included since it was a "long term" rather than vacation rental. I can understand why electricity isn't included since it is very pricey in Hawaii and leaving an air conditioner running all the time can cost hundreds of dollars a month by itself. However, why cable internet wasn't included is beyond me when the unit is rented solely for relatively short periods. Including the cost of basic internet in the monthly rental charge would add about $35, but it would save the tenant the trouble of having to arrange for hookup and wait two weeks to have it installed (apparently the minimum here in Kona). And you have to take either a morning or an afternoon off from work since the installation appointments aren't for specific times and are only done on weekdays.

Some repairs to the blinds and screens and a sliding door were needed and were fixed after a few phone calls and a week or so of waiting.

If you do rent from Triad......good luck. I won't be renting from Triad Management ever again.

The kitchen utensils were apparently picked up at the local thrift store. The pots and pans and the knives so bad, again we bought our own.

My 1st experience with Triad was a 4 month rental in 2010 while on a work assignment. A 3 BR, 2 bath unit in Kona Sea Ridge on Ali'i Drive. Convenient to "downtown" Kona and to my work. In terns of location, it is great.

I wasn't overly thrilled with the unit in 2010, but it was a 3 BR and allowed us to have my wife's father come and visit with us for a month or two. Since I knew I'd be back to work again in the fall of 2011 for 3 months I agreed to return to the same unit.
