This hotel is all about perception and expectation. It is economical, pretty clean, and close to the water. It's nearly "no frills" but there are a few add ons such as the daily continental breakfast (same limited selection every day), ice machine, and use of snorkeling equipment.

The continental breakfast includes local fresh fruit.

Beautiful view of the ocean from the room, with the sound of the waves lulling you to sleep each night. We stayed in a room with a kitchenette, which allowed us to bring fresh foods back from the farmers market to cook instead of eating out every night. Another huge bonus here is the collection of gear they have to borrow for your daytime beach trips- extra towels, bamboo mats, flippers, pool noodles, beach chairs, and more. We were warned that supplies were limited and it was first come, first serve, but we never had a problem finding what we wanted every morning.

Definitely glad I booked this hotel. You won't get the same experience at any other hotel. The design of the hotel makes you feel like it's your own little slice of paradise. It's not a fancy pancy place, but very nice. Has a Hawaii feel.Staff is super nice and accommodating. The pool and scenery, for me, is to die for. Early in the morning, the waves splash into the pool. The ocean is so clean you can see the yellow tangs feeding on the rocks. There's some volcanic rock that creates tide pools nearby and a couple beaches within walking distance. There is town close by that you can walk to, but there is a lot of traffic. Be careful at night. The little town is great. Lots of food and gift shops. Dive charters are also close by, about a 10 minutes drive to the marina. Amazing place, will be coming back again.

Even with the ceiling fan, the room got very warm. While it was nice to be right on the shore, the crashing of the waves against the sea wall was very loud and could disrupt sleep at times.

There is a salt water pool that sometimes turns into an aquarium with the right storm, an outdoor kitchen with two propane Weber grills and one briquette BBQ to cook whatever you may catch and coolers, chairs and snorkel gear for guest use when a day trip is in order.

The only downside is the limited parking. If not enough people carpool they can actually run out of space and will ask you to park in the middle of the lot and leave your keys with the manager so they can move your car in an emergency.

It was fun to be so close to the main tourist area of Kona.
